Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

Our lease term varies, but we do offer lease terms from 7 to 15 months. Our website is always up to date with our current lease term options. An extra $100 is charged for leases 7 to 10 months.

The rent includes internet, valet trash, Amazon hub lockers, and pest control as part of a monthy convenience package for $110.00. You will be responsible for paying for water through Yes Energy and electricity through Florida Power and Light.

Rent is due on the first with a grace period through the 5th. A late of 10% is charged by the 6th of the month. The preferred method of payment is through our online portal. For your convenience, we accept money orders or cashier’s checks, debit cards, credit cards, ACH, and WIPS payment methods through our Thompson Thrift Resident App.

Yes, a security deposit is required, and it can range between $200 and the first month's rent. The deposit is refundable, but it may not be refunded if there are damages to the apartment beyond normal wear and tear or if there are any unpaid charges at the end of your lease.

Yes, there are a few additional fees: - Application Fee: There is an application fee that must be paid upfront, but it is waived and deducted on the move-in day. - Admin Fee: Like the application fee, this is initially paid by the tenant and waived on the move-in day. - Upfront Payment: $150 payment required to finalize any lease. - Convenience Package: $110 per month, which includes internet, valet trash, Amazon Hub lockers, and pest control.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Yes, renters' insurance is required by the property.

There is a limit of two guests per leaseholder for use of our amenities. The leaseholder must always accompany guests. Guests are encouraged to use the overflow parking available throughout our community. Our office must be notified for any guest staying more than 3 days.

Yes, pets are allowed! We are a pet-friendly community and allow both dogs and cats. There is a $300 pet deposit for one pet and $500 for two pets, plus $25 pet rent per month per pet. For specific breed or size restrictions, please inquire with the leasing office.

Your lease agreement requires a written 60-day advance notice.

In Florida, residents have the opportunity to choose between two options for a lease break. This option is chosen when you sign your lease. Please contact our office for more details.

Amenities and Services

Our community offers a resort pool with spa, grilling area, and fire pit. Residents have access to our clubhouse with a shuffleboard and pool table, patio room, 24 hour fitness, pet spa, and two bark parks. We do not charge any extra fees for our amenities.

Yes, we do have overflow parking throughout the community at no extra cost.

Yes, there is on-site maintenance staff available for repairs. For emergency repairs after hours, residents can call the emergency line at 1-833-253-7604.

Our community does not offer EV charging stations currently.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state of the art, premium stainless-steel appliances.

The apartments have 1, 2, and 3-bedroom options available.

Residents may place a workorder through our convenient resident portal, or we are happy to take work order requests by email or phone.

No alterations are allowed without written consent by management. ADA apartment homes are available, and our staff will make any reasonable modifications for ADA accessibility. Expenses for reasonable modifications, and restoration expenses, if applicable, of such modifications, shall be allocated in accordance with state and federal fair housing laws.
